项目名称：大戏院综合利用项目
项目背景：
涡阳县大戏院地处县城建设路和青年路交叉段，东倚装饰城，西靠工会楼群，面对人民广场，是文化、商贸活动的黄金地段。其占地面积8250平方米，建筑面积3002平方米，有5000平方米待综合开发利用。对其主体建筑进行改造并对其周围进行开发利用，具有极高的商业开发价值。
项目建设内容与规模：
1、改造主体建筑，建成商品房、高质量的会议中心、演出中心和影视放映中心；
2、在戏院东侧开发现代商贸大厦，利用人民广场地理优势和人聚集优势开展商贸活动；
3、在大戏院北侧、青年路东端繁华段，开发一座大型娱乐休闲城，集餐饮、客房、健身、美容于一体，成为一条龙服务的消费场所。
4、在大戏院后院开发一幢商住楼，环境优雅、安静、舒适，可封闭为生活区。
投资估算和资金筹措：
项目总投资3000万元（约376万美元），其中主体建筑改造400万元，商贸大厦1200万元，文化娱乐城900万元，商住楼开发500万元，项目建成后，面向社会出租、出售，具有极高的商业回报率。

项目单位的基本情况：
涡阳大戏院建于二十世纪八十年代初，迄今已有二十余年历史。它是由政府投入兴建的基础文化设施，是全县举办大型政治、文化活动的标志性场所。目前，大戏院共有干部职工二十三人（均参加了养老保险和医疗保险），年创收二十余万元。

Project background:
Woyang County Super Theater is located nearby the intersection of Janshe Rd. and Qingnian Rd. of the county with the Decoration City on the east, the labor union’s buildings on the west and the People’s Square on the front. The location is privileged to having cultural and business events. The theater occupies 8250 square meters with construction area of 3002 square meters and 5000 square meters for future development. Remodeling to its main building and developing in its surroundings have promising commercial values.
Construction Content and Scale:
Remodel the main building to include commercial housing, high quality conference center, performance center and TV and movie filming center.
Develop a modern trade mansion to the east of the theater and conduct trade events utilizing the People’s Square’s geographical and centralized population privileges.
Develop a large scaled entertainment center with restaurant, hotel, fitness facilities and beauty salon to the north of the theater and the economically prospective section of the east Qingnian Rd. and form a ground for consumption with integrated services.
Develop a building for commercial housing behind the theater with graceful, quite and comfortable living conditions, which can be further developed to a closed utility area.
Investment Estimate and Analysis of Economic Effect:
The total investment is 30,000,000 yuans including 4,000,000 for the main building , 12,000,000 for the trade mansion, 9,000,000 for the entertainment center and 5,000,000 for the building of commercial housing. Renting or selling these facilities to the society upon completion of the project possess promising rate of returns in trade.

The theater supplies land and the investors supply construction capital.

Project Undertaker’s Background:
Woyang County Super Theater is built in the 80s of the twenty century with history of two decades. It is the part of cultural infrastructure constructed by the government and has been a symbol place to hold the county’s important political and cultural events. Currently, the theater has employees of 23 (all engaged in retirement plan and medical insurance) and annual income of more than 200,000 yuans.
